Definition
Flood damage occurs when water from natural sources such as rivers, lakes, storms, or flash floods enters a property. Flood water is always considered Category 3 (black water) due to contamination from soil, sewage, chemicals, and debris. Flood damage restoration requires specialized procedures including removal of contaminated materials, thorough cleaning and disinfection, structural drying, and often significant reconstruction. Standard homeowner's insurance typically does not cover flood damage.
